Matt Rosenthal / Founder and Managing Director

Matt is a founder and Managing Partner of Eastham Capital.  Matt is responsible for overseeing all operations of the company.  Matt, along with Eric Silverman founded Eastham Capital and launched their first multifamily real estate fund in 2007. Since that time, Eastham Capital has purchased, renovated and/or sold approximately $3 Billion worth of properties consisting of 35,000 apartments in 150 apartment communities, in six funds.

Matt is also a non-executive founder of Stratford Management, which since 1994 has been acquiring, rehabbing, stabilizing and managing multifamily properties.  Stratford currently owns and manages approximately 3,000 apartment units.

Matt began his career in 1983, at age 16, when he was named the Director of Operations of The Princeton Review, with full responsibility for all Princeton Review operations in New York, including course operations, selling franchises, and franchisee training.  In 1985, Matt relocated and founded The Princeton Review of Boston.  Matt and his partner Rob Cohen grew their companies to become the largest franchise network of The Princeton Review. In 1990, his franchises were selected to be a member of the Inc. 500, as one of the fastest growing private companies in the U.S. Their franchised territories comprised Massachusetts, New Hampshire, Maine, Vermont, New Jersey, Montreal and Hawaii.  In 2001, Matt and Rob’s franchises were purchased by the franchisor in conjunction with its IPO.

Matt is a Trustee of the Boca Raton Regional Hospital Foundation.  Matt was formerly Treasurer, head of the Finance Committee and a Director of Jewish Family and Children’s Service of Greater Boston.  In addition, he was formerly a member of the Finance Committee of the Town of Weston, Massachusetts.  Matt is a graduate of the Inc. magazine and MIT sponsored Birthing of Giants program and a former member of the Young Entrepreneurs Organization (YEO).  Matt attended the University of Chicago and the Harvard University Extension School.  Matt lives in Boca Raton with his wife, Hilary and their three children.

Eric Silverman

Eric Silverman / Founder and Managing Director

Eric is a Founder and Managing Partner of Eastham Capital.  Eric supervises company operations and is primarily responsible for capital aggregation for the next Eastham fund.  Eric, along with Matt Rosenthal founded Eastham Capital and launched their first multifamily real estate fund in 2007.  Since that time, Eastham Capital has purchased, renovated and/or sold approximately $3 Billion worth of properties consisting of 35,000 apartments in 150 apartment communities, in six funds.

Eric was also a Founder of St. James Capital, LLC, a Bloomfield Hills, MI based FHA-approved lender specializing in multifamily residential housing financial services.  In 2012, St. James Capital was sold to Pillar Multifamily, LLC, an affiliate of Guggenheim Partners, LLC, and in 2016 the business was sold to SunTrust Banks, Inc., which is now Truist Financial.  From 1995 through 2010, He was the President and then non-executive Chairman of RentGrow, Inc.  In 2010, the company was sold to Yardi Systems.  In 2002, Eric became a founding, non-executive director of Leader Bank in Arlington, MA.

Eric graduated from Bowdoin College in Brunswick, Maine in 1985 with an AB in Mathematics. He is currently on the Advisory Board for the Bowdoin College Museum of Art.  In 1991, Eric earned the degree of Master of Science in Management, with a concentration in Finance, from the MIT Sloan School of Management in Cambridge, MA.  He is an active alumnus of MIT, where he previously served on the Board of the MIT Museum.  Eric currently sits is also on the Advisory Board of FIU’s Wolfsonian Museum in Miami Beach, FL.  Eric, his wife Svetlana, and their pet chihuahua live in the Palm Beach area.
